* Our leases are often for 353 days, from late June to mid June (we need two weeks of the year to clean and repair or remodel after each group of residents vacates.) Instead of prorating the first and last month, we divide the total lease amount into 12 equal payments. Each payment does not represent a full month, and is called an ‘installment’ instead of the ‘monthly rent’. This is clearly outlined on the first page of the lease. If you rent for a second consecutive year, the lease is for 365 days.  

Gardening & Water are PROVIDED AT ALL PROPERTIES. Tenants pay ONE TIME FEE $275/yr per person for water at lease inception, towards water use. DROUGHT rates in effect****

Residents are responsible for all other utilities.  SECURITY DEPOSITS are DUE AT LEASE SIGNING.

Our leases are approx 352 days and run June 28,2025- June 13,2026

All rates advertised are for a term that is slightly under 366 days at a discounted rate. All applicants will be offered a full 366-day lease upon approval should they wish to have a full year’s lease pursuant to Santa Barbara County ordinance.

All of our buildings are for a term lease paid in installments. The amount represented is the term cost divided by 12 equal payments.
