* Our leases are often for 353 days, from late June to mid June (we need two weeks of the year to clean and repair or remodel after each group of residents vacates.) Instead of prorating the first and last month, we divide the total lease amount into 12 equal payments. Each payment does not represent a full month, and is called an 'installment' instead of the 'monthly rent'. This is clearly outlined on the first page of the lease. If you rent for a second consecutive year, the lease is for 365 days.

  

Gardening & Water are PROVIDED AT ALL PROPERTIES. Tenants pay ONE TIME FEE $200/yr per person for water at lease inception, towards water use. DROUGHT rates in effect****

Residents are responsible for all other utilities.  SECURITY DEPOSITS of 1.5x RENT installments are DUE AT LEASE SIGNING.
